According to NLC, the code had specify a few types of titles that will be available in Malaysia. There are two major division which is Qualified Title (QT) and Final Title (FT).
FT has its boundary and area finalize by the land office after detailed survey conducted by Malaysian Survey Department. Whereas QT is a title with provisional value for the land boundary and area.
The QT will also subdivided by 2 types, Hakmilik Sementara Pendaftar 'H.S (D)' and Hakmilik Sementara Pejabat Tanah 'H.S (M)'. The H.S (D) title is a land that registered with the State Land Office or Pejabat Tanah dan Galian (PTG). Each and every state in Malaysia have one State Land Office. Their office usually located at a capital city of the state. Land on this title is categorized as 'Town Land' or with 4 hectares in area/size or with both of that criteria.
H.S (M) title is a land that under category of 'Country Land' or with less than 4 hectares in area/size or with both criteria. The registration of H.S (M) title is under District Land Office of where the land located. Each state in Malaysia have a few districts and the district has their own land office.
While FT inclusive of 4 types namely 'Geran' (GRN), 'Geran Mukim' (GM), 'Pajakan Negeri' (PN) and 'Pajakan Mukim' (PM). From here we can spot the details of title as compared to QT. FT will have final measurement of the said land and also tenure of land.
In point of tenure of land, freehold land will have title of 'GRN' or 'GM' and leasehold land will have 'PN' or 'PM' title.
Another aspect to differentiate the title is where the title been registered. In FT title 'GRN' and 'PN' type are registered with State Land Office. Those two title will be given to owner that hold H.S (D) title during their QT time.
Whereas 'GM' and 'PM' type are title that their registration kept under District Land Office and previously hold the H.S (M) title during their QT time.
